Paper Applications are available in a 'Take One' box located at the top of the concrete steps to the main entrance. They are available 24/7 without having to come inside for your convenience.

Qualifications & Requirements To Rent
In general, each application is considered on a case by case basis. We are able to have some flexibility in different situations.
A complete application (with no blanks, missing info/items) and complete & true information within the application
Three times (3x) the rental rate in regular monthly income before taxes
Example: If the apartment rents for $500/month, your income should total at least $1500/ month to qualify
If two adults with income are applying, we will combine the two incomes to meet the guideline
A cosigner can be added if income is too low
Pass a criminal background check
No recent criminal activity (past 5 years), especially anything involving drugs, violence, theft/fraud.
No multiple felonies- older than 5 years with nothing recent can still be considered
No sex offenders
Pass a credit check
We are NOT looking for a certain score
No money owed to Duke Energy
No money owed to previous landlords
No multiple bankruptcies
Pass a landlord reference
We want your current and previous landlords to verify you were a good tenant, paid rent, followed their rules, etc.
No recent evictions (past 5 years)
Evictions that show dismissed typically will not count against you (see below)
Evictions showing money owed will need to be clarified
Multiple evictions or physical evictions may need to be clarified
Note- in some situations, we can accept a double deposit or co-signer to act as a guarantor for renting the apartment. We try to have as much flexibility as possible.
Applications may be done online or paper
Complete Application is turned in to V1P
There should be no blanks, application fee paid, photo ID provided, proof of income provided
We run your criminal background check, request your credit report, and speak to current and former landlords
We review your income to ensure you meet the guidelines
All information is assembled and a decision is made
You can be Approved, Declined, Rejected or Co-signer required.
Approved means you qualify for the apartment, or any other apartment we have that is rent reasonable for your income
Declined means you do not meet our requirements at this time- you will be told if eligible to reapply in the future
Rejected means your application was incomplete or we did not receive the proper information to make a decision
Co-signer required means you will need someone else who meets our guidelines to apply with you and sign the lease to guarantee the rental. The most common situation is income not meeting the 3x rental rate requirement.
